Pine View Buildings sells cabin shells that meet house building code. Here they are built to NC residential building code. They are built in Statesville, NC and can be delivered across the coastal south east. These are finish-yourself cabins. The outside is done, the inside is ready for you to complete yourself.
Yes! These are built to live in! Check with your local zoning to make sure you can add another house to your land. But if you can, these can pass inspection to be completed as a residence.
This cabin shell is built to meet North Carolina residential construction standards. Each state, county or city may have a different building code. There are HUD guidelines, but there are no federal building codes. Every area adjusts the International Building Code rules to work with what they think their standards should be. You may be able to bring a building up to residential standards, but it is easier if you meet them in the first place.
Can you build a shed and then decide to turn it into a house?
This is a sample house plan. The house comes with no interior walls, so you can design your small house yourself.
If you use this plan, this would be your front door. The windows on the right open into the living room. The windows on the left open into the bedroom.
I would add a front porch. At least a porch over the door.
This is the back. The french doors open from the dining area. The small window is over the kitchen sink. The plan shows another window in the bathroom that is not on this model small house shell.
Inside the house comes completely unfinished. This would be the dining area, with the kitchen sink under the window.
This will be your living room. Just past the front door will be a laundry area. The second set of double windows is the bedroom.
Under foot is AdvanTech™ Flat Out Best™ Quiet Floors Subfloor. You would add flooring over this.
You can add interior walls anywhere you want. Inside walls are not needed to hold the roof up.
Unfinished Cabin Shells come in different sizes. 14-feet wide is not a whole lot more expense than 12-feet wide, but it makes the layout much easier.
You can choose different widths and lengths.
This is a 14-foot wide house shell. You can plan your house to see how much space you need, then order a shell to fit.
I would add a deck out these french doors. They open to the kitchen on the right. That window is over the kitchen sink.
Double doors are two doors. Double doors with glass are called French Doors. These are called 15-Lite French Doors because the decorative grid separates the window into fifteen panels.
French Doors are sometimes called French Windows. When Agatha Christie has a character going in or out a French Window, this is what she is talking about.
“Poirot,” I cried, “where are you?”
“I am here, my friend.”
He had stepped outside the French window, and was standing, apparently lost in admiration, before the various shaped flower beds.

The bedroom has two double windows, one on each side.
The paint color is Cyberspace Grey. The trim is Snow Bound White. The roof is Galvalume Silver. It looks like the galvanized metal roofs on old farmhouses.
Galvalume is a zinc, aluminum and silicon coating similar to galvanizing. It protects metal from oxidation.

Did you notice they call it an A-Frame? They call a gable roof A-Frame. They call a gambrel, barn style roof Lofted. The shed roof is still Shed. There is nothing A-frame about this house shell.

If you can’t afford the cost of the cabin, you can finance it through Pine View Buildings.
Be sure you will be able to keep up with the payments. They can and will take the building away if you don’t make payments. They give you plenty of warning, but if you get behind, you can have your home removed.

This is not a finished house. You have to finish it, which costs money.
I read some bad reviews from people who bought cabin shells thinking it would be ready to move into. Absolutely not. They complain. They complain a lot. They paint the sub-floor and complain that it is rough. They paint the 2x4s and complain that their children get splinters. This is just crazy! This is NOT a house. This is the beginning of a house. It’s like buying a box of cake mix and complaining that what’s in the box doesn’t match the photo on the front of the box.
The wood looks good.
The construction looks fine. It’s not perfect, but what is?
