Custom Design, Model and Budget Your New Tiny House
Do you want a custom-designed tiny house? This example was just listed on Facebook Marketplace. It is an example of what the builder is able to do. He can design in-house as well as help you with selections and a budget that fits your style.”
On the garage sale site I first saw the post on he was commenting with someone who got a 30-foot 5th wheel gutted but is having a hard time figuring out the best plans for the space.
Take a look at the one he built.

He started with a 3-axle frame.
This is the frame with the sub-floor installed.
The walls are put up using Zip System Panels. Huber Zip System is a strong, durable engineered wood product with a built-in vapor permeable water-resistive barrier with an insulated layer. So, basically, it is the OSB sheathing with the water vapor coating already on it. The green panels are 7/16″.
There is one door. The kitchen area is to the left as you walk in, with a living room to the right with a loft over it.
The living room has a 7-foot high ceiling.
The stairs to the loft are in the kitchen area.
The kitchen has butcherblock countertop and a single bowl sink with a pull-out sprayer.
The sink is stainless steel.
There is a small fridge.
Magic Chef Fridge with Top Freezer
- Glass-covered crisper to keep produce fresh
- Two adjustable-height glass shelves in the refrigerator and one wire shelf in the freezer
- Clear door bins and bottle rack
The living room has plenty of outlets. The ceiling is 7-foot high with a loft above.
This is the loft. 3-foot, 6-inches high is enough for plenty of storage or space to put a mattress to use as your bedroom.
There are windows, a ceiling light and outlets.
A pocket door off the kitchen leads to the bathroom.
This might be the biggest tiny house bathroom I have ever seen. It has full sized fixtures and plenty of floor space.
There is a deep soaking tub that is a full 60″ long.
A 12000btu Mini Split provides heat and air conditioning.
It is a practical design and a good example of what a Tiny House can be.
