Modular Farmhouses Partially Unfinished
We really love the looks of the modular farmhouse we saw when we were comparing modular homes over the weekend. We went to the Nationwide Homes website and found four different plans, three include the partially unfinished space we would like to have.

Homestead Farmhouse I is 2,221 square feet total with a footprint of 38’ x 42’. It has only part of the upstairs unfinished. This is the one we toured at Premier Homes of the Carolinas.
The first floor has 1,245 square feet of floor space and one bedroom. There is a fancy full bath off the bedroom and another powder room.
Upstairs is a hallway, two more bedrooms and another full bathroom that total 578 square feet.
Then there is another 398 square feet that can be left unfinished. That is 18% of the total floor space.
There are a number of options available. This shows a different layout for the kitchen and a sliding glass door in the dining room.

Homestead Farmhouse II
Farmhouse II has the entire upstairs left unfinished.
There are two variations of Homestead Farmhouse II. The alternate version has a slightly smaller footprint, is a little bigger downstairs with less unfinished space upstairs.

Homestead Farmhouse II is 2,289 square feet total with a footprint of 44’ x 43.5’. The upstairs can be completely unfinished.
The first floor has 1,403 square feet of floor space and one bedroom. There is a ridiculously enormous bath off the bedroom and a powder room off the living room by the back porch.
Upstairs there is 886 square feet that can be left unfinished. That is nearly 39% of the total floor space.
There is plenty of space to add two bedrooms, a bathroom and a connecting hallway.

756 Sq. Ft. Unfinished upstairs

The Alternate version of Homestead Farmhouse II is 2,191 square feet total with a footprint of 44’ x 41.5’. The upstairs can be completely unfinished.
The first floor has 1,435 square feet of floor space and one bedroom. There is a ridiculously enormous bath off the bedroom and a powder room off the living room by the back porch.
Any of the modular homes have options available. This plan shows a different layout for the master bath, laundry area and pantry.
Upstairs there is 756 square feet that can be left unfinished. That is nearly 35% of the total floor space.
It is still enough space for two bedrooms, a bathroom and a connecting hallway, but they are a little smaller.

You can add more extra space by adding a garage.
Homestead Farmhouse III
There is also a Homestead Farmhouse III. It doesn’t have any upstairs or unfinished space. The sales person said that most have the option to add an unfinished “cape,” but it doesn’t say anything about it on the website right now.

NO Unfinished space
The Homestead Farmhouse III is 1,632 square feet with a footprint of 62’ x 29’. There is no unfinished space. There is no upstairs, as far as I can tell.
