Architect Ira Fernando has been designing US code compliant homes for over 23 years. Small house plans start at $1.99 for digital copies. Printed copies start at $19.99.

The printed plans have 24 pages.  It includes construction plans with all of the schedules; foundation, footing, framing, roof, doors, windows and walls.  Many plans also include various cross sections, a sample layout, exterior and interior trim options and variations on the basic plan.

Ira Fernando’s MTO 01 Plan

Ira Fernando’s MTO 01 Plan design is a 2-bedroom, 1-bath cottage that is only 953 square feet.

The master bedroom is big enough for a king-sized bed. (You need a wall at least 12-feet wide for a king-sized bed to fit well.) Each bedroom gets a closet and there is a closet in the hallway.

There is a 6-foot+ deep porch on the front, which is deep enough for chairs, even rocking chairs if they aren’t too big. A glider would fit even better.

A laundry room/mud room bumps off the back.

There are windows on both sides of the house. A lot of plans don’t include side windows because so many houses are built too close together. Build so that your windows don’t look directly into your neighbor’s windows.

Ira Fernando’s MTO 18 Plan

Ira Fernando’s MTO 01 Plan is my favorite. The design is a 2-bedroom, 1-bath cabin that is only 790 square feet.

There is a laundry area in the kitchen. The bathroom can be entered from the kitchen or the master bedroom. Each bedroom gets a closet.

It has a small home office with a door that closes!  My office does not have a door. I did not realized how often I would like a way to have a private conversation, not have to hear the rest of the house or lock out the dogs.

The house is small, but Ira Fernando pushed a lot of practical space into it.

There is a 6-foot deep porch with a shed roof on the front of the cabin.

The other door is on the side. The plan calls for another covered porch, but the plan would work great with a carport.

The cross section shows how airy the vaulted ceiling makes the house feel.
