Compact Cottages Custom Built on Your Land from under $200k
Compact Cottages is a local (Asheville area) company that builds small efficient houses from pre-fabricated pieces for “between $200k – $350k for a brand new home (not including land costs).” The houses are cost-effective, with a small footprint. Floor plans are logical, with every inch maximized.
The houses might be Modern Farmhouse, but could easily work with any style décor. They aren’t rustic like most of the small modular cabins I’ve found. Inside, the homes don’t have all of the fussy “fancy” stuff that makes some of the small modular homes look like single-wide trailers.
The prices for each floor plan build are very reasonable. They save money by building faster and more efficiently.
Compact Cottages is “Systems Builder.” They pre-manufacture panelized exterior walls that can be moved to the building site and raised by crane.
Compact Cottage builds much of the house in a “House Factory” on Sweeten Creek Road in Asheville. This large warehouse makes prefabricated house pieces.
[The House Factory can] assemble full length home walls with windows and siding already installed, complete bathroom “pods” with fixtures, and turnkey prefabricated ADU “building blocks” that could function standalone or be connected for any size home. It’s an exciting time as it takes straight aim at our company mission to be a leader in affordable housing solutions.
They say they can deliver complete modular ADUs (Accessory Dwelling Units), too.
Less Waste and Faster Construction
Panel, pre-fab and modular construction can reduce waste.
When Schumacher Homes built our house, we could not believe how much they threw away. We rescued perfectly good building materials out of the skip over and over.
Compact Cottage assembles houses from standardized panels instead of framing on-site. That way lumber can be efficiently cut to get the most out of each board. Less waste saves money (and less ends up in the landfill).
Panelized walls are built quickly in Compact Cottage’s House Factory. They are labeled and stored inside and out of the weather. Once the construction site is ready, the panels are loaded in the right order, moved to the site and set in place by crane or telescoping forklift.
How Fast?
Traditional stick framing for a house can take anywhere from 3 to 6 weeks. Compact Cottages can frame and raise houses in just a matter of days.
An example on Facebook shows how fast panelized construction can go. The foundation photo is taken on October 16. By November 28 the house is “framed, sided, decks built, windows/doors in, and rough electric and plumbing are done.”
In our house factory, we are now building full-length wall panels, allowing homes to be assembled faster than ever onsite.
Our awesome team then rotates through, each adding pieces of the puzzle from sheet rock and insulation to flooring, tile, and paint.

The single level cottage has the same square footage as the budget cottage, all on one level. I do better living without stairs. This is what I would choose. It costs more and takes more space, but not much more.

The house is sunny and bright, with vaulted ceilings and high transom windows.
The plan is logical, with a really usable kitchen, a basic bathroom with everything you need and room for a stacked washer and dryer.

Compact Cottages can be built on a crawlspace or on a basement. You can finish the basement to add more living space or turn it into a rentable apartment.
West Asheville is just one example of a Compact Cottage with separate 1 BR/1BA apartment on the lower level . It’s considered an attached ADU and can be used as a long or short-term rental.
