Sill Plate: How the Modular Home Attaches to the Foundation
How do you connect a modular home to the foundation?
The foundation connects to a sill plate with anchor bolts. Then the cabin will attach to the sill plate. There is a seal between the block and the wood to keep moisture from wicking through.
The block guys cemented in these anchor bolts.
This is the anchor bolt pattern from the house plans. The anchor bolts are no more than 6 feet apart. They are closer at the corners.
First they put down a foam gasket called Sill Seal.
The sill seal goes between the block and the wood.

The anchor bolts secure the wood sill plate.
A sill plate or sole plate in construction and architecture is the bottom horizontal member of a wall or building to which vertical members are attached.
Next, the anchor bolts are countersunk into an upper plate to provide a flush upper plate surface.
That means a second layer of wood is attached so the house will not snag on the bolts. This is the carpenter drilling out holes for the bolts to go through.
The carpenter drilled holes for each of the bolts in the second layer of lumber.
The top piece of wood is smooth so the cabin can slide into place.
The carpenter also put in the vents. They are Master Flow vents.
Taylor showed up Friday and dropped off a load of gravel. That will be for the foundation drains. Then we can call for the next inspection.
