Small Modular Homes Partially Unfinished
Most of the new modular homes models we toured over the weekend have an unfinished area. We were looking at the Nationwide Homes models at Premier Homes of the Carolinas.
We came home and looked on the Nationwide Homes website and found 36 different modular homes house plans with the upstairs completely or partially unfinished.
The homes range in total size from 1557 square feet up to 3712 square feet. The unfinished area is as small as 223 square feet up to 1547 square feet.
The percentage of area that is unfinished ranges from an unfinished bonus room that is less than 10% of the house up to the Craven models that have almost 43% of the square footage unfinished.
Some houses have optional roof pitch. The flatter the roof is, the less space is available that is high enough to walk in. By choosing a pointier roof, you also get more room upstairs.
Nationwide Homes York
The smallest modular home we found from Nationwide Homes with an unfinished second floor is the York from the Village Collection.
The footprint is almost 28′ x 36′. Most manufactured and modular homes are made with sections called modules that are a little less than 14 feet wide. That’s why so many modular homes are in increments of just under 14 feet.
York from the Village Collection. It has 990 square feet on the first floor with two bedrooms and one bath. You can see from the plan the two 14-foot wide modules.
Upstairs has 663 square feet left unfinished. That makes a total of 1653 square feet with 40% unfinished.
The side door is between the dining room and kitchen. If you add a garage, you can have additional unfinished space above the garage.
Here is one idea of how you can finish the upstairs.
This model has a dormer window. That would be directly across from the stairs to give more room in the landing area.
Nationwide Homes Village Collection York Modular Home
Nationwide Homes Craven II and Craven III
There are a few variations on the Craven Modular Home model. Two of them have the option of an unfinished upstairs. The footprint is almost 28′ x 42′.
Craven II and Craven III have both 1079 square feet downstairs. Craven II has two bedrooms and two bathrooms downstairs.
The Craven III has only one bedroom and one and a half bath downstairs.
There is 808 square feet of unfinished space upstairs. That would give us 1887 square feet with about 43% unfinished.
There is enough space upstairs to add two more bedrooms and another bathroom.
It could even be turned into a small one bedroom apartment.
If you have the stairs open outside instead of from the living room you could turn the upstairs into a small apartment with a separate entrance. Vacation Rental income!
Nationwide Homes Craven II Modular Home
Nationwide Homes Craven III Modular Home
We are comparing the benefits of the two with two bedrooms. The York Modular home has 990 sq ft downstairs. The Craven II has 1079 square feet downstairs.
Both have two bedrooms. York has one bathroom, Craven II has two full bathrooms.
