This 12 x 24 Tiny Home is ready for you to finish. This unfinished house showed up on one of the Garage Sale sites I follow.
This 12’x24′ shed style tiny home shell. Weather proof and ready for your touches. Built with the highest quality materials and techniques, 100% assembled with screws, all double pane windows, with an insulated floor enclosed with the same green sheathing underneath. Featuring reclaimed steel roofing with a beautiful patina, double pane stained glass accent windows (earth wind fire water themed), and antique window shutters inside.
I’m a master carpenter and artist with over 20 years experience. I set out building this for myself not cutting any corners or sparing any expense, to last a lifetime. If you’ve been looking for a prefab 12×24 to convert and aren’t impressed with what’s out there, this may be for you. It’s designed to be moved by a shed company and can be delivered anywhere, set up on blocks. Insulating the floor after it’s set up is a huge challenge I’ve learned, so I took care of that from the beginning with R17 with vapor barriers. The interior includes actual stairs (dog friendly!), a good size bathroom, loft designed for a queen mattress, and window placement that leaves many options for different arrangements.

The builder, Justin Pepin, posted a lot of public photos as he built.
He was originally building this for himself.
I set out building this for myself not cutting any corners or sparing any expense, to last a lifetime.
Since it is a challenge to insulate the floor after the house is finished and set up, he built the house with R17 with vapor barriers.
The floor has R17 vapor barriers to prevent moisture from penetrating the flooring. This moisture barrier protects the floor from water vapor. It prevents mold, mildew, and water damage.
Zip is OSB sheathing treated with a water-resistant coating. Green ZIP System sheathing panels are 7/16”. They provide insulation and water protection.
The footprint is larger than a lot of tiny houses, 12’x24′ for 288 square feet of floor space.
The framing looks super solid.

Beautiful! They let in light and really accent the space.
The loft is designed for a Queen-sized mattress.
The stairs are actual standard stairs, dog friendly.
