Garage with Apartment Kits
EcoHouseSmart makes Log Garage Kits with an upstairs bonus room, office or studio apartment. We can add space and vacation rental income.
When we were building, we considered adding a bonus room over the garage. It would be Cliff’s office. Or maybe where he would put the big TV with the speakers so I didn’t have to hear it.
We added up all the expense. We calculated the extra space in the bonus room minus the space taken from the laundry room for stairs. And it came out to be very expensive by the square foot.
We decided instead to have a Home Depot Sundance TR-1600 2-Story Farmhouse built instead, like the Classic Manor New Day Cabin we have at the log cabin.
But here is another idea… He uses a bedroom as his office. He has taken over the garage as his workshop. We could build a separate garage for the cars with an upstairs bonus room. It could be an office OR we could rent it out as a vacation rental! Renting the log cabin as a vacation rental is a nice, very nice, income.
I got the idea when I saw the EcoHouseSmart Garage Kits that had an upstairs bonus room, office or studio apartment. Here are three of them.

All of the plans can be modified. They also say they can design a custom kit for you.
EcoHouseSmart BG-80 24′ x 24’ One Car Log Garage with Bonus Room
Garage: 570 Square Feet
Upstairs: 285 Square Feet
Total: 855 Square Feet
This is the smallest kit with a single garage door. Downstairs has room to park one car with some space for a work shop and stairs to the upstairs bonus room.
There is a garage door on the front and a pedestrian door on the back. Both doors go into the garage. The stairs are open to the garage.
Upstairs is small, 285 square feet. I’ve seen people shoehorn an efficiency into about this much space, but it is small.
This side has the garage door.
The bonus room is 10′ 6″ in the center, but only 5’7″ at the side walls as designed. You could probably get some additional storage, but not a lot.
There is a window at each end.

This kit is larger, 20′ wide with one double garage door. Downstairs has space for two cars and some storage in the garage.
The upstairs apartment is not open to the garage. It has it’s own door to the stairs.
Upstairs is supposed to be 20′ x 30′. The stairwell is 6.5′, so that leaves the apartment in a room that is about 20′ x 23.5′, 470 square feet. Perhaps more if some of the landing is usable.
They don’t show a floor plan layout for it, but an efficiency could certainly fit in 470 square feet.

Total: 1264 Square Feet
This is the biggest, 24 feet wide with two garage doors. Those four feet give a lot more room. There are two windows downstairs for some natural light.
The stairs are on the outside, so all of the upstairs space is usable.
Outside stairs lead to the front door. The downstairs door leads into the garage.
The garage doors are on the other side, with a balcony above them.
And the balcony is nice!
