Modular Farm House Under Construction

Modular Farm House Under Construction

It’s fun to tour model homes, but you can learn more about construction when you see them unfinished.

Premier Homes of the Carolinas is assembling a new modular model. I’m not positive, but it really looks like the Homestead Farmhouse I from Nationwide with the plan flipped. It was open like the rest of the models.

Nationwide Homestead Farmhouse I

The house is really charming. It is finished in white board and batten.

Nationwide Homestead Farmhouse I

There is a really good front porch. Plenty big enough for a porch swing.

First Floor

The first floor has a large master bedroom suite in the front of the house.
There is an open floor plan living room, dining room and kitchen.
The dining room can open to a large deck.

Off the kitchen is a mudroom/laundry room. There is a half bath near the back door.

It’s a really practical plan.

Nationwide Homestead Farmhouse I Living Room

Great Room

You walk in to the living room, with the dining room to the right. The living room, or Great Room, as it is shown on the plan, is 19′-6″ x 13′-2″.

Dining Room

The dining room is 12′-3″ x 13′-2″. The double doors can open out to a deck.

Farmhouse Kitchen Construction

Kitchen

The kitchen has a large island and a lot of counter space. It is 11′-1″ x 13′-2″.

There are two kitchen layout options. This one has the stove on the island, with a hood over it.

This is what the hood looks like before it is finished.

The other kitchen layout has the sink in the island.

Mud Room and Laundry

Laundry / Mud Room

This is really a great idea. The laundry and mudroom is right off the kitchen.

Downstairs Powder Room

There is a half bath in the laundry room.

This has some serious pros and cons. It’s an advantage for kids to be able to run in and out to the bathroom without going through the whole house.

But it is a disadvantage when you have guests. The laundry room by the back door will end up with all the stuff dumped on the way in or waiting on the way out. You have to go through the laundry room to the bath.

Alternately, they can go upstairs to the bath. Or through the master bedroom.

Downstairs bedroom with ship lap wall

Master Bedroom

This is the master bedroom. It has windows overlooking the front of the house. It is 12′-9″ x 14′-9″. Plenty big enough for a king-sized bed.

They have put ship lap on the wall.

The only disadvantage I see is that the kids bedrooms are right over your head.

Barn Door to walk in closet and master bath

A sliding barn door leads to the walk in closet and bath.

Master bath shower with rainfall shower head

This is the shower. The tile shower is standard.

Second Floor

Upstairs is another full bath and two good-sized bedrooms. There is also a large area, 578 square feet, that is unfinished.

Stairs

The stairs go straight up from the front door.

Standard drywall

They aren’t finished, so you can see the construction. Standard 2x4s and drywall. Really everything looks just like a stick built home.

Upstairs bedroom

Upstairs Bedrooms

There are two bedrooms upstairs, 12′-9″ x 10′-1″ and 12′-9″ x 12′-6″.

Upstairs bedroom

They both have nice windows.

Upstairs bedroom

And they both have good-sized closets with double doors.

Upstairs bath

This is the upstairs bath.

Unfinished area with dormer window

Unfinished Area

There is a large 21′-2″ x 21′-9″ unfinished area upstairs. So with this finished, the house would have 2,221 square feet.

The unfinished room is 398 square feet.

Unfinished area

The unfinished room is 398 square feet. It could be used as storage or finished to make more bedrooms, a big play room… really any space you need.

Unfinished area

There is a door to the unfinished area, so I am assuming when the walls are finished it can be closed off.

The upstairs unfinished area

The plan counts the square footage only to where the ceiling is 7-feet high, but really there is much more space.

Dormer window

I like the nice big dormer window. It adds a lot of headroom and usable space. And I just really like the looks of these shed roof looking dormers.

Nationwide Homestead Farmhouse I

This is the dormer from outside. I love it!
